What is a Home Inspection?
A home inspection is a survey and basic operation of the systems and
components of a building that are readily and safely accessible. It is
a noninvasive, physical examination designed to identify material defects
in the systems, structures, and components of a building.
A home inspection is not a casual look by a contractor or someone familiar
with construction. A good inspector will perform inspections to a set
of established standards set forth by a reputable industry organization.
The leading organization in California is the California Real Estate
Inspection Association (CREIA). Home Inspection is also referenced in
California law.
An inspector following the CREIA Standards of Practice will examine
specific items in the following nine areas of a house:
- Foundation, Basement,
and Under-floor Area
- Exterior
- Roof Covering
- Attic Area and Roof Framing
- Plumbing
- Electrical
- Heating and Cooling
- Fireplace and Chimney
- Building Interior
The Standards also contain a list of items that are beyond the scope
of an inspection.

My career path to becoming a Home Inspector is somewhat unique.
- Engineering Degree – trained
me to think logically and analytically, to break problems down
into parts, and to look for cause
and effect
- Union Carpenter – journeyman union carpenter – 10
years. I completed the apprenticeship program, which taught me
the correct way to construct a building.
- Residential Property
Manager – Many
inspectors have a construction background. Property management
gave me experience with
buildings already in use. I evaluated and made decisions concerning
maintenance, safety, and security of multiple buildings
- Real Estate Salespersons
License – held during property
mgmt. (now expired). I understand the process and requirements of
a real estate sales transaction.
- CREIA Certified
Inspector (CCI) – CREIA is the California
Real Estate Inspectors Association; CCI designation stands for “CREIA
Certified Inspector” Part of the qualification process is a
rigorous exam. Of all home inspection organization exams, this is
considered
the hardest.
- CEC’s – Continuing
Education Credits. CREIA requires 30 hours/credits per year.
- Property Owner – I
owned, managed, and upgraded a number of residential properties.

The Inspection
- Standards of Practice – I
follow the CREIA Standards of Practice to determine what is covered
in the inspection.
- Thorough – my inspections
take longer than some inspectors because I am more thorough.
- Technology – I use
a pocket PC, digital camera and voice recorder to gather data.
- Pictures – I take
an average of 60 digital pictures per inspection.

The Report
- Narrative Style Report
- conditions are explained in sentences where necessary. The average
report is 30 pages long. This is not a “check
the box” style report.
- Color Pictures – pertinent
pictures are used in the report.
- Unique – because
each house is unique, each report is unique. After the inspection
is over it takes several hours of additional
work to complete the report.
- Report Overview – a
section at the beginning of the report presents the most significant
issues and puts all the findings
into context.

Customer Service
- Available Weekends – inspections
can be scheduled for Saturdays, Sundays, or holidays.
- Client Participation – clients
are encouraged to follow along during the inspection. Alternatively,
a verbal summary of the findings
is given at the end of the inspection.
- Time – I do not schedule
inspections close together. There is no time limit for an inspection,
I can take as long as necessary
with
the client.
- One Day Turnaround – reports
are delivered the day after the inspection.
- Email or Hard Copy – PDF
file of the report can be emailed or hard copies personally delivered.
- Accessability – as
part of the service, clients are encouraged to call with any questions
at anytime, from before the report
is published
to months afterward.
- Ownership – as the
owner and only employee of Juno Inspections, LLC I am solely responsible
for customer service.
- Improvement – I am
constantly improving my inspection procedures, reporting, technical
knowledge and customer service. Feedback
